Walk through and pricing
I see the house, pull the real comparables, and give you a number with the reasoning behind it. If now isn't the right time to sell, I'll say so.

The prep list
A short list of what's worth doing and what isn't. I'm project management certified, so I coordinate the trades. You don't have to chase anyone.

Paperwork and permits
Disclosures, permit history, and any unpermitted work handled up front. Sorting this before you list is far cheaper than sorting it during escrow.

Photos, staging, launch
Professional photography, staging where it pays for itself, and the full Compass marketing reach. First week online decides most of the outcome.

Offers and negotiation
We look at every offer properly. The highest number is not always the best deal once you weigh contingencies, financing, and close date.

Escrow to close
Inspections, appraisal, repair requests, signing. I stay on it daily so nothing stalls in the last two weeks.
