The prep list

A short list of what's worth doing and what isn't. I'm project management certified, so I coordinate the trades. You don't have to chase anyone.

Paperwork and permits

Disclosures, permit history, and any unpermitted work handled up front. Sorting this before you list is far cheaper than sorting it during escrow.

Photos, staging, launch

Professional photography, staging where it pays for itself, and the full Compass marketing reach. First week online decides most of the outcome.

Offers and negotiation

We look at every offer properly. The highest number is not always the best deal once you weigh contingencies, financing, and close date.

Escrow to close

Inspections, appraisal, repair requests, signing. I stay on it daily so nothing stalls in the last two weeks.

What People Ask Me

Should I fix things before listing, or sell as is?
Depends on the house. Some repairs return several times what they cost, and plenty return nothing. I’ll walk it with you and give you a short list of what’s worth doing. Sometimes the answer is do nothing and price it accordingly.
What if part of my house was never permitted?
Very common in this county. It affects value, financing, and disclosure, but it doesn’t stop a sale. I’m a specialist in Santa Cruz permitting and planning, so we deal with it before you list rather than discovering it mid escrow.
What is your commission?
Commission is negotiable and it depends on the property and the scope of work. I’d rather talk it through than post a number that may not apply to your situation. You’ll know the exact figure before you sign anything.
How long will it take to sell?
Depends on price, condition, and season. Once you accept an offer, escrow is usually 30 to 45 days. I’ll give you a realistic timeline for your specific house at the walk through, not a generic average.
Can I buy and sell at the same time?
Yes, and most of my sellers are doing exactly that. The sequencing matters a lot and there are a few ways to structure it. Worth a phone call early, before you list.
I'm not selling for another year. Should I still call?
Yes. The prep that adds the most value takes months, not weeks. A conversation now costs you nothing and usually saves you money later.
