How a Purchase Actually Goes

First conversation
What you want, what you can spend, and how fast you need to move. Twenty minutes on the phone. No commitment on either side.

Get pre-approved
Talk to a lender before you tour anything. In this market an offer without pre-approval usually gets ignored. I can point you to lenders who close on time.

Search and tour
You get listings the day they post. We tour the ones worth touring. I'll tell you when a house has a problem, even if you love it.

Write the offer
Price is only one part of it. Contingencies, close date, and deposit often matter more to a seller. This is where the deal is won or lost.

Inspections and disclosures
Permits, unpermitted work, drainage, foundations. I'm a specialist in Santa Cruz permitting and planning, so you find out before you're committed.

Close and move in
Loan funds, title records, you get keys. I stay in touch after, not just until the commission clears.
